US housing market gains momentum amid first drop in mortgage rates in 5 weeks

According to reports, the housing market gained momentum as interest rates fell and mortgage applications surged. The decline in interest rates made it more affordable for homebuyers to take out loans, driving up demand and home prices. Mortgage applications increased by 7% last week after the 30-year mortgage rate fell for the first time in five weeks. However, the deputy chief economist of the Mortgage Bankers Association warned that market volatility could still hinder housing activity.

Falling Treasury yields influenced the decline in interest rates as markets lowered their expectations for interest rates after the collapse of Silicon Valley Bank. The FDIC seized the tech-focused bank after posting a $1.8 billion loss on its bond portfolio, causing chaos in bank stocks and putting pressure on the Federal Reserve to soften its interest rate hikes to avoid putting more stress on the banking system.

The housing market has been slowing down since the Federal Reserve began aggressively raising interest rates last year, causing rates on the 30-year mortgage to exceed 7% in 2022 and leading to a significant slowdown in housing activity. Despite the recent uptick in mortgage applications, they are still about 40% below last year's levels, and mortgage rates are still hovering near a 20-year high.

Although lower rates should boost housing demand, the financial market's volatility may cause buyers to pause their decisions, according to some economists. Industry, experts have different opinions on the housing market's future, with some predicting an impending crash and others pointing to signs of an imminent rebound.

The National Association of Realtors suggested that while home sales and prices could drop further this year, limited housing supply could lead to a rise in home prices in 2024. Despite the potential for market volatility, the recent surge in housing activity is encouraging for both homebuyers and the construction industry.
